LAII (WH) HOA/ARC CORNER By Connie Strassberg The Pros and Cons of having a HOA Pros: There are many reasons why buyers chose to purchase in a community with an HOA. HOAs enforce standards for landscaping, home exteriors, and even things like fencing and vehicle storage. HOA rules can address noise complaints, cluttered yards, and disruptive behavior. This helps preserve curb appeal across the community. Cons: Some HOAs have high monthly fees; however, our HOA fee is only $60/year (or approximately $1.15/week). HOAs do come with a list of covenants and restrictions that can limit a home owner’s freedom. It is critical for a buyer to read the HOA Documents and know what they are getting themselves into before making an offer. Violation of HOA rules can result in warning letters, fines, liens, or even foreclosure for unpaid dues or assessments. The HOA has five flyer slots at the top of the flyer board at the Health and Fitness Center (HFC), which contain Email Contact Authorization forms and informational flyers about the HOA and ARC. To receive email notifications from the LAII HOA, residents must submit a completed Email Authorization Form to the management company, Stambaugh (863) 324-5100. Forms can be picked up from the flyer slots, completed, and either mailed to Stambaugh or placed in the white HOA mailbox at the HFC. Without authorization, privacy laws prevent email communication. The LAII HOA website (https://stambaugh.cincwebaxis.com) provides access to announcements, posted documents, the directory, calendar, and online dues payment. First-time users should click REGISTER in the upper-right corner to create an account. The Board of Directors will meet May 7 at 1 pm at the HFC (please check at the front desk for location). The agenda will be emailed to all who are signed up or can be found in our flyer spots after they have been finalized. They will also be posted on social media. The ARC (Architectural Review Committee) meetings are May 11 and 25 at 1 pm at the HFC. See p. 19 for contact information. 20 PROTECT LA’ S PONDS Summer is on its way, which means scorching days with lots of sunlight. Algae development occurs most frequently during the summer months, when rainfall and pond water temperatures rise. There are numerous ways residents may help keep Lake Ashton's Ponds attractive right now. • Avoid overfertilization and careless application. • Remove pet waste from your yard. • Ensure that landscape providers mow lawns with the chute pointing away from the pond bank. These actions will help to reduce nutrient runoff from summer rainfall. When the nutrients in the water get too high, the chance of an algae bloom increases.
