Builder News Open Space Layouts Continue To Dominate Single-Family Design Demand inches up for larger homes and lots as buyers prioritize exterior home space. Homeowners have showed a renewed interest in larger homes as the trend for open floor plans with blended indoor/outdoor space remains in high demand. Informal space, open space layouts, and access in and out of the home topped the list of home design elements that are increasing in demand according to the American Institute of Architects (AIA) Home Design Trends Survey for the first quarter of 2016, released today. The study, which surveys 500 residential architecture firms about home layouts and use of interior and exterior space, had 55% of firms report an increase in activity for informal spaces, 53% reported an increase for open space layouts, and 49% reported an increase in interest for access in and out of the home. Builder News Process Focus: Questions and Answers Building a more efficient home building company Although demand for new homes is returning in most markets, qualified workers remain scarce. Builders who want to capitalize on this demand and grow their businesses have to do more with the labor resources they have. They have to become more efficient, effective and productive by optimizing their business processes. How do you get started on an optimization effort? The following questions and answers should shed light on that. Q: What does optimization include? A: Optimization requires that you take a hard look at your business processes. It has two main parts: analysis and improvement. Q: How are processes analyzed? A: The analysis should document how the company does its day-to-day work. For instance the construction cycle has hundreds of steps; before you can identify which ones are contributing to delays, you need to think through them and write them down. You can get this information by interviewing key individuals and work groups, then holding a workshop that includes everyone you interviewed. Ask about workflows, decision points, decision timing and information flows. Map these out for each process from the beginning of the land acquisition stage all the way to the closing out of the warranty period. Q: How should processes be documented? Builder News National Lieutenant Governors Stand Up for Housing The National Lieutenant Governors Association issued a proclamation recognizing the importance of the nation’s home building industry in spurring job and economic growth during its annual meeting in Grand Rapids, Mich. in early July. “Homeownership is a cherished ideal and the bedrock of the American dream,” said Wisconsin Lieutenant Governor Rebecca Kleefisch, the lead Republican co-sponsor of the bipartisan resolution. “Housing accounts for 15% of the nation’s GDP. As housing goes, so goes the economy.” “Housing affordability and availability are key to economic growth and development and play a major role in attracting new employers and residents to our communities,” said Connecticut Lieutenant Governor Nancy Wyman, the lead Democratic sponsor of the resolution. “Over the past six years in Connecticut, we’ve invested more than a billion dollars in housing, revitalizing our neighborhoods and spurring job growth. I’m proud to join members on both sides of the aisle in sponsoring this resolution.” The statement noted the regulatory challenges facing the industry, citing figures from a recent NAHB study that shows that more than 24% of the cost of a new home is due to government regulations. Per the proclamation: “The National Lieutenant Governors Association appreciates the role the home building industry plays in helping citizens achieve the American dream and strengthening our economy. “Be it further resolved, that the National Lieutenant Governors Association recommends that the President and Congress acknowledge the importance of housing and homeownership and support policies that encourage production of housing that meets the needs of all families. “Be it further resolved, that the National Lieutenant Governors Association approach housing issues in a meaningful and responsible manner, while avoiding any legislation or regulatory actions that will drive up the cost of housing or inhibit the ongoing housing market recovery from the Great Recession.” The resolution can be viewed here. Builder News Charlie Cook to Speak at NAHB Midyear Meeting Noted political analyst Charlie Cook will be a guest speaker on Aug. 9 during the NAHB’s Midyear Meeting in Miami. The contentious battle for the presidency is bound to spill over into tightly contested races for Congress and the Senate — likely bringing a new mix of faces, perhaps even a changeover between the minority and majority parties on the chamber floors.
