REYNOLDSBURG ZONING CODE U. Unit of a Building or Building Unit. A space occupying a portion of a building, containing an entrance from the building exterior, and separated from other such spaces by a party wall or walls. Use. The specific purposes for which land or a building is designated, arranged, intended or for which it is or may be occupied or maintained. Use, Accessory. A use located on the same lot with, and of a nature customarily incidental and subordinate to, the main use. Examples include: a parking lot for a commercial or industrial business; administrative and sales offices for an industrial plant; or a home occupation. Use, Main. A use which is the dominant or principal activity or use of a lot. Use, Permitted. A use which is permitted by right in a district, as listed on Table 1103.01A or as otherwise permitted by right in this Code, provided that such use shall comply with all provisions of this Code. Use, Prohibited. A use which is not identified in this Zoning Code as either a permitted use or a conditional use. Use, Similar. A use which is not identified in this Code as a permitted use or a conditional use in any district, but which is determined by action of the Board of Zoning Appeals and City Council to be a use sufficiently like or compatible with other uses in a district as to be allowed as a conditional use in that district. V. Variance. An adjustment to the development standards of the zoning regulations, that does not apply to use or required density that is reviewed and approved, modified, or denied by the Board of Zoning Appeals after at least one public hearing. Vehicular Care Services – Major. General repair, rebuilding, or reconditioning of engines, motor vehicles, or trailers, including body work, framework, welding, and major painting service. 273
