Hopefully we are past the unusual cold snap and once again enjoying our normal weather system. The LA II HOA is often asked what allows us to impose and enforce restrictions on the homeowners. LA II is a Florida deed-restricted community. This means we are a neighborhood with a homeowners association (HOA) where property deeds include legally binding rules, known as covenants, conditions, and restrictions (CC&Rs). These regulations which dictate property use, maintenance, and aesthetics were written to maintain community standards and property values. Common restrictions include limitations on exterior home colors, parking (RVs, boats, commercials vehicles), and landscaping. Residents who sell homes in LA2 (and their representatives) are required by law to disclose the existence of all LA2 rules and associated fees to buyers. The latest version of our CC&Rs, which were approved by a community vote on October 16, 2024, can be found on the Stambaugh website (https://stambaugh.cincwebaxis.com — go to "documents", then to "governing documents"). This is your website; please use it. To have access to announcements, posted documents, directory, calendar, or pay dues online, please sign up. First time users will find the button marked "REGISTER" in the upper right hand corner of the page. From there, you will be directed to sign up. The HOA has five flyer slots at the top of the flyer board at the Health and Fitness Center (HFC). They currently contain Email Contact Authorization forms and various information flyers about the HOA and the ARC. To ensure that you are getting email notifications from the LA2 HOA, submit a completed Email Authorization Form to our management company, Stambaugh 863-324-5100. Pick up a copy of the authorization form from our flyer slots; fill out the requested information; then, either mail the form back to Stambaugh or put it into the White HOA mailbox at the HFC. The ARC (Architectural Review Committee) meetings are scheduled for the second and fourth Mondays of the month at 1 pm at the HFC. REMINDER TO A LL RESID ENTS: Under no circumstance should residents conduct work of any kind on CDD property. This includes ponds, common areas, or conservation/wetland areas. If there are any concerns regarding pond erosion or other areas in need of maintenance, including pavement areas or stormwater curbing, contact LA (LW) CDD Community Director Christine Wells (cwells@lakeashtoncdd.com) or LA II (WH) CDD Community Director Karen Van Kirk (kvankirk@lakeashton2cdd.com). Staff and the District Engineer may be seen behind your home reviewing any potential encroachments onto CDD property. Please ensure anything you install, including plantings, are being installed within your property boundaries. Residents that are found to have encroachments onto CDD property will be notified of the encroachment, and the Board of Supervisors will determine next actions, up to and including removing the encroachment at the homeowner’s expense and putting the area back to its original condition.
