And there are many reasons why, both economic and emotional. Most Americans consider homeownership to be their single best long-term investment and a primary source of their wealth and financial security. Generations of families have counted on and used the equity in their homes for their children’s education, their own retirement and other milestone expenses. Individual household budgets are helped by tax incentives that are designed to make owning a home more affordable. Deductions for mortgage interest and property taxes can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the payment. Home owners save nearly $100 billion annually on mortgage interest and property deductions alone. And when home owners sell their primary residence, they get an enormous tax break. A couple who owns and lives in their home for two years and then decides to sell can keep up to $500,000 of the profit tax-free, and a single owner can keep $250,000. A healthy housing industry means more jobs and a stronger U.S. economy. In fact, fully 15 percent of the U.S. economy relies on housing. Most of the products used in home construction and remodeling are manufactured in the United States. Constructing 100 new homes creates more than 300 full-time jobs, $23.1 million in wage and business income and $8.9 million in federal, state and local tax revenue. New home owners spend money on decorations and furnishings, to enhance the landscaping and to become members of the community by patronizing local businesses and service providers. Homeownership builds stronger communities, provides a solid foundation for family and personal achievement and improves the quality of life for millions of people. The Bipartisan Policy Center's Housing Commission has said that homeownership can "produce powerful economic, social, and civic benefits that serve the individual home owner, the larger community and the nation." Page 18 2016 HBA Homeowners’ Resource Guide Easy Ways to Increase Your Home’s Efficiency Green building, where new homes are built using materials that conserve energy and environmental resources, is one of the fastest-growing segments of the home building industry today. But for the owners of the millions of existing homes in the United States, remodeling is the only way to incorporate green. The following suggestions can increase your home’s efficiency, decrease costs, and take advantage of the other benefits that green offers: 1. Install maximum insulation. Forty percent of the energy consumed in a typical house goes to heating and cooling. Adding insulation is an easy way to increase efficiency. Insulation is rated by its ability to resist heat flow, known as “R-value.” The higher the R-value, the more effectively the insulation resists heat flow. Adding insulation will help save energy costs, increase comfort by better controlling temperature, and improve indoor air quality by eliminating gaps through which dirt, dust, and other impurities can enter. 2. Install high-efficiency windows. Ordinary window glass transmits ultraviolet heat rays from the sun, which can increase your air conditioning bill dramatically. ENERGY STAR windows can help control this effect. These windows may have two or more panes of glass, warm-edge spacers between the panes, improved framing materials, and microscopically thin metal or metallic oxide layers deposited on windows to reduce radiative heat flow. 3. Purchase ENERGY STAR-rated appliances. ENERGY STAR -rated appliances, ranging from dishwashers and refrigerators to computers and televisions, meet strict energy efficiency guidelines set by the EPA and U.S. Department of Energy. Qualified refrigerators, dishwashers and vent fans incorporate advanced technologies that use 10 to 50 percent less energy and water than standard models, more than making up for the slightly higher cost of these products. 4. Upgrade to an ENERGY STAR-rated or tankless water heater. Tankless water heaters provide hot water on demand at a preset temperature rather than storing it. Replacing an electric water heater with a solar model can reduce costs by up to 80 percent a year. Over its 20-year lifespan a solar heater will prevent more than 50 tons of carbon dioxide emissions. A low-cost option is to wrap insulation around your heater, which can reduce standby heat loss by 25 to 45 percent. 5. Purchase the highest efficiency HVAC system you can afford. Over a ten year period, the average home owner spends more than $10,000 for heating and cooling. Installing high efficiency HVAC equipment can reduce costs on average by 10 to 30 percent over minimum efficiency equipment. It also can improve home comfort with better heating and cooling and a quieter operation, and often features higher quality components that result in longer equipment life. The desire among home owners to tackle repair and remodeling projects has risen. Before attempting to create a gorgeous bathroom, consider the following before sinking your resources into the project. Safety Without the proper training and preparation, a DIYer can and has landed in the emergency room. Unfamiliarity with new tools and techniques can lead to lifethreatening accidents. Follow product directions and safety procedures and always use proper safety equipment. A good rule of thumb for any home owner is to avoid projects that require a license. Veteran remodelers advise against doing electrical or plumbing work on your own and avoid making structural changes to walls, roofs and floors. You run the risk of compromising the structural integrity of your home and having a large hole in your roof or floor. Leave this work in the hands of professionals with the proper training. Time DIYers often tackle larger projects but if something goes wrong, there is no one to hold to the deadline. Hiring a professional will ensure that you have a contract with a completion date and that the remodeler will bring in whatever help is necessary to get the job finished on time. Cost Purchasing new tools is exciting but consider the price of all the specialty tools used for a one-time project when they are sitting untouched in your garage for a few years. In both cases, knowledge is power, and if you do your research and shop carefully, you will have a successful home-buying experience. Advance preparation is key when getting ready to buy a home. You need to decide how much to spend on your home and which type of mortgage will work best for you, as well as understand the settlement process. Before you visit a sales office, model home or open house, you should take advantage of the many sources that can help you get prepared, and take some steps to ensure you’re in the best possible financial situation: Figure out what you can comfortably pay on a monthly basis. Write down all your monthly expenses including loan payments, utilities, insurance, credit cards and don’t forget food, clothing and entertainment expenditures. When determining the monthly payment you can afford, remember that in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly mortgage insurance or a home owners or condominium association assessment. Many real estate-focused websites have mortgage calculators that are a great way to figure out what your monthly payments would be based on current interest rates and down payment amounts. Pay down your debts. Debt that you carry on your credit cards will limit the amount of a loan a lender will be willing to give you. Lenders typically want to see a total debt service ratio that is less than 40 percent of your monthly income. Attend a home buying seminar or talk to a credit counselor who does not work for a lender. The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars; visit www.hud.gov or call HUD's interactive voice system at: (800) 569-4287 for more information. HUD also has a booklet on its site called “Buying Your Home: Settlement Costs and Helpful Information.” It describes the home buying and settlement process and explains most of the expenses you will encounter. It is free and most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RESPA). When you have done your research, visit a lender and find out what loans would be available to you. Then, get pre-approved. This will tell you how much money the lender is willing to loan you, and you will know what price range you should be shopping in. Pre-approval also enables you to quickly make an offer when you find a home, and is attractive to sellers who are considering multiple offers. A lender’s pre -approval would still be subject to a final verification of your credit and a satisfactory appraisal. Once you have figured out the best way to finance your new home, get out there and go find it!
