BUILDER NEWS New HBRA Of Fairfield County President Is Confident About Local Builder Market Appeared in Fairfield County Business Journal on June 22, 2018. When Anthony DeRosa began his Greenwich-based DeRosa Builders in 2011, he believed that his business would benefit from more extensive connections within the local building industry. “When I started DeRosa, I felt it was important to go out there and meet people and network,” he recalled. To achieve this goal, he joined the Home Builders & Remodelers Association (HBRA) of Fairfield County, the trade group representing the regional building scene. “Quickly through that it was apparent that the more involved I got, the more benefits I got out of it.” DeRosa’s involvement took him all the way to the top of the chapter. On June 6, he was elevated to the role of president of the HBRA of Fairfield County, a one-year term. He acknowledged that he is using this role to pay forward what he gained from his membership. “I want to make sure that our builders are informed,” he continued. NAHB NEWS Shortages of Framing Lumber More Widespread than Ever Shortages of framing lumber are now more widespread than at any time since NAHB began tracking the issue in 1994, according to results from the May 2018 survey for the NAHB/Wells Fargo Housing Market Index. More than 30% of single-family builders responding to the survey’s special questions in May reported this shortage, outdistancing the other 22 listed building products and materials by a wide margin. In second place were trusses (with a shortage reported by 24% of builders), followed by lightweight steel and OSB (at 20% each) and plywood (at 19%). The survey taken last year revealed a much better picture: The shortage percentages for these items were significantly lower – 21% for framing lumber and under 15% for all other products/materials. Read More Association: More tariffs will hurt construction, other industries Dive Brief: The Association of Equipment Manufacturers has come out against White House threats to impose an additional $200 billion of tariffs on goods imported from China. Dennis Slater, association president, said new tariffs imposed by both countries will hurt those who manufacture construction and other types of equipment and that more than one million jobs are at stake. Last Friday, President Donald Trump’s administration established an additional $50 billion in tariffs on goods — including construction equipment — from China, which responded by issuing $50 billion of its own tariffs on U.S. goods. NAHB CEO on housing: Still A Serious Shortage Of Inventory Watch this quick 3 minute interview with Jerry Howard on Fox Business as he discusses the impact of increased mortgage rates, tax reform and lumber tariffs. The increased cost of lumber has led to an increase on the construction of an average house in America by $9,000. The slapping of additional tariffs on Chinese goods, according to The New York Times, is retribution for countermeasures China has taken — and said it will take — against the U.S. for imposing previous duties in March in what the administration categorized as an effort to curb China’s “unfair” trade in American intellectual property, technology and other goods. NAHB Releases Salary, Bonus and Benefit Data for 39 Jobs Across the Home Building Industry BuilderBooks, the publishing arm of the National Association of Home Builders (NAHB) recently released The Single-Family Builder Compensation Study, 2017 Edition. The study includes data collected on compensation and benefits for 39 common positions at single-family home building companies. Results from this survey provide single-family builders with current information that can be used to benchmark their employees’ level of compensation and benefits. The data was analyzed by region of the country, 2017 expected dollar volume, number of expected starts in 2017 and number of employees on payroll. The findings are presented from two different perspectives: Across all 39 positions, giving a broad view of the full-time positions that currently exist at single-family building companies, as well as a comparison of average total compensation and benefits across positions; and also as a detailed view of each position’s average compensation and benefits. “This publication offers valuable information to any home building company,” said NAHB Chairman Randy Noel, a custom home builder from LaPlace, La. “It gives readers an inside look into the compensation and benefits offered at similarly sized companies, and allows them to compare themselves to the average, or even to use these numbers as recruiting tools to showcase earning potential for prospective employees.” The Single-Family Builder Compensation Study, 2017 Edition is available for purchase ($149.95 Retail/$79.95 NAHB Member, ISBN978086718-766-3) at BuilderBooks.com or by calling 800-223-2665. The ebook is available at ebooks.builderbooks.com ($89.99 Retail/$55.99 for NAHB Members). Builders Discuss Rising Lumber Prices with Commerce Secretary Ross Randy Noel, chairman of the National Association of Home Builders (NAHB) and a custom home builder from LaPlace, La., issued the following statement after the NAHB leadership met today with Commerce Secretary Wilbur Ross to discuss the growing problem of escalating lumber prices that are being exacerbated by tariffs on Canadian lumber imports into the U.S.: “Today, we discussed with Secretary Ross our mutual concern that lumber prices have risen sharply higher than the tariff rate would indicate, and that this is hurting housing affordability in markets across the nation. Rising lumber prices have increased the price of an average single-family home by nearly $9,000 and added more than $3,000 to the price of the average multifamily unit. “We applaud Secretary Ross for acknowledging the gravity of this situation and expressing a willingness to look into the possibility that factors other than the tariff may be manipulating the market. “We also encouraged the secretary to return to the negotiating table with Canada. It is essential that the two sides resume talks and hammer out a long-term solution to this trade dispute that will ensure U.S. home builders have access to a stable supply of lumber at reasonable prices to keep housing affordable for hard-working American families.” Read More JUNE 2018 | HBRA of Fairfield County 21

NAHB NEWS Statement from NAHB Chairman Randy Noel on House Passage of Farm Bill The Randy Noel, chairman of the National Association of Home Builders (NAHB) and a custom home builder from LaPlace, La., today issued the following statement on House passage of the farm bill: “NAHB commends the House for passing the farm bill. The legislation includes provisions of importance to the housing community. It implements critical forest management reforms that will help improve the health of our forest system and reduce our reliance on foreign sources of timber. This is especially important given that soaring lumber prices—exacerbated by 20 percent tariffs on imports of Canadian softwood lumber—are harming housing affordability. “The bill would also repeal the Obama administration’s waters of the U.S. (WOTUS) rule, allowing the EPA and U.S. Army Corps of Engineers to craft a new rule that protects the environment without impeding economic growth.” Read More Builders Say Lumber Prices Are Hurting Affordability In a recent NAHB survey, over 40 percent of builders said construction costs in general are causing home buyers to hold back from purchasing a new home, and over 90 percent said that lumber prices specifically are hurting affordability. The results are consistent with yesterday’s post, which described a surge in the number of builders reporting a shortage of framing lumber. Read More MAKING A DIFFERENCE IN THE COMMUNITIES WE SERVE. We know that our customers are a lot more informed then they used to be. With the internet and sites like Kayak, price shopping has become the norm but it’s not the end all. We have to have some worth in the relationship. Why would I need to use you instead of just going online? What happens if you’re not there? That’s where you should start. What is your prospect missing if you are not involved? That’s what the conversation should be about and not your price to theirs. It’s you to them. What makes you different?
