BUILDER SPOTLIGHT ERI Building & Design, LLC Kent Eppley started Eppley Renovations Inc. in 1984 as a general contracting firm. As the demand for quality building and construction in Fairfield County grew, so did the demand for convenience; it only seemed natural to add design services to the business for clients who wanted to coordinate everything under one roof. Mike Palumbo, joined forces with Eppley Renovations, Inc. in 1998 as an innovative designer and was the second individual to become a certified residential designer by the American Institute of Building Designers in the state of CT. Figuring they had outgrown their company name they changed the business name in 2000 to ERI Building & Design, LLC. Both partners believe that by using an established design/build firm, the homeowner can actually save time and money while streamlining the construction process which can help make a project both time and cost efficient. ERI Building and Design is constantly striving to find new products and services which will help make each building project unique as well as 22 HBRA of Fairfield County | JUNE 2017 making home remodeling and new home construction the best experience a homeowner will ever encounter. Over the years, ERI has won multiple awards. Including, but not limited to: 2015 HOBI Award: Best Custom Home 2009 HBRA Builder of the Year 2009 HOBI Award: Outstanding Special Purpose Room 2009 HOBI Award: Outstanding Fairfield County Custom Home 2008 HOBI Award: Best Accessory Building 2006 HBRA Remodeler of the Year 2006 HOBI Award: Best Outdoor Room 2006 HOBI Award: Best Pool House 2005 HOBI Award: Best Exterior Remodeling Overall The two partners also think it is important to give back to the community. In 2006, ERI Building & Design was awarded Philanthropist of the Year for their work with Joshua House, which is a not for profit organization that constructs homes for the underprivileged. ERI also supports local athletic leagues and often provides sponsorships for area youths. ERI Building & Design, LLC 199 West Ave Darien CT 06820 (203) 655-6952 www.eribuild.com

MEMBER NEWS DEAR SANDLER COACH Dear Sandler Coach, What the heck is Social Selling anyhow? - Jeff T. Clambake at the Beach The 3rd Annual Clambake at the Beach, Sponsored by Marlin Electric will be on Wednesday September 6, 2017 from 7 - 10 PM at the Penfield Pavilion in Fairfield. It was a sold out affair in 2016 and will no doubt be the same for 2017. Register here. Dear Jeff, Great question, probably not enough room here to explain it fully but let’s see what we can do. I feel like Social Selling has become more of a buzzword then a specific system or process. Let’s break it down quickly - Social - typically would mean online but the social aspect is more off the computer than on it. It’s a method of finding out common interest and using that to bridge the gap when you converse with someone. Maybe you saw on LinkedIn they went to the same school you did so you bring that up on your first meeting or maybe they support an organization you do so you converse about to build a little rapport. Easy enough. HBRA Bowl-a-rama October 24, 2017 The Associate’s Council is hosting a Builders vs Associates Bowl-a-rama at Nutmeg Bowl in Fairfield. We are looking to make this an annual event with a trophy to be passed to the winning group. So get your bowling ball and shoes ready. - signups will be announced in the coming weeks! The other aspect of social selling is how you are perceived online. Do you write blogs? Do you participate in groups? Do you have a good picture and description? What about Facebook? Twitter? Is all your comments and posts relevant? What do they say about you? We live in a world now where someone can research you prior to a meeting and see what you are “really” like outside of the meeting. Think about it, if someone looked at your Facebook would they want to work with you? Or would they see a pic of your chugging a beer on top of a pickup truck? Ok so we tackled social a little bit what about - selling? My question would be do you typically sell over an email? If so then yes go for it but if you typically sell face to face or at least via phone then the initial contact is simply qualifying the prospect. No selling needed. If you did “Social Selling” right then your presence online is what would have either sold them or not. Now it’s time for you to do the job which is qualifying that prospect. - John John J. Fazio, Jr. John’s clients include the single entrepreneur all the way up to Fortune 500 companies in the areas of sales, leadership, management and customer service. John is also active in the Greenwich and New Haven Chambers as well as Membership Success BNI out of Brookfield. Have a training question for John? BUILDER NEWS 9 signs the housing market will only get hotter in 2017 Department rSingle-family home activity is climbing: When the Commerce ecently reported home starts for April, a bright spot was the brisk activity for single-family home construction. The pace of 835,000 starts is a bullish sign for the housing market because builders are favoring homeownership via stand-alone units instead of multifamily homes for renters. Housing starts are trending higher: While the overall April numbers may be soft on the surface, MarketWatch reporter Andrea Riquier recently pointed out that “starts have been 6% higher in the first four months of this year than in the same period last year, and the pace of permit authorizations is over 10% higher, pointing to stronger growth in the future.” Read More Desire for New Amenities: Still the Top Reason to Remodel ansAccording to remodelers who wered special questions on NAHB’s Remodeling Market Index (RMI) survey for the 1st quarter of 2017, a simple “desire for better/ newer amenities” once again ranked as the number one reason customers choose to remodel their homes. On a scale of 1 to 5 (where 1 indicates never or almost never, and 5 is very often), the average remodeler’s response was 4.4. Read More You design the home. We’ll take care of the loan. BUILDER NEWS Moving up: How builders can address the needs of multigenerational households Labor Department Overturns Obama-era Joint Employer, Misclassification Guidance SecrIn a victory for NAHB members and the small business community, etary of Labor Alexander Acosta on June 7 announced the withdrawal of the Department of Labor’s (DOL) 2015 and 2016 informal guidance on independent contractors and joint employment — two Obama-era documents that expanded the tests for what constitutes a joint employer and an independent contractor, respectively. The 2016 guidance document arguably signaled DOL’s intent to increase aggressive enforcement of joint employment status in its investigations, and NAHB is pleased that DOL is rescinding it. Likewise, NAHB commends the agency because it placed undue burdens on our members to show that the subcontractors they hire are independent contractors and not employees. As previously reported in 2015, DOL issued administrative guidance on the application of standards for who is an employee under the Fair Labor Standards Act (FLSA). The guidance document represented a fundamental shift by DOL away from the established common law control test (based on the control an employer exercises over how, when, where, and by whom work is performed) in favor of economic realities factors (based on the nature and profitability of the work performed and how integral it is to the business) in determining whether a worker is truly an independent contractor rather than an employee. Read More is trL iving with mom and dad it ending. That is, whether due to financial, health or other circumstances, young adults are moving back home after college and older adults are moving in with their children later in life, bringing multigenerational households to the forefront once again. This style of living, wherein two or more adult generations or the combination of grandparents, parents and grandchildren live together under one roof, has a long history. Whereas 19% of the U.S. population, or 60.6 million people, had such an arrangement in 2014, a 21% share of the population did so in 1950, according to data from the Pew Research Center. The more recent figure is up from the category low of 12% in 1980. Elderly parents moving in with their adult children once drove the trend. Today, however, young adults moving back in with their parents, or to not yet have left home, are the leading factor. In 2014, 31% of young adults ages 25 to 29 lived in multigenerational households. Meanwhile, 23% of adults ages 55 to 64 and 21% of those 65 years of age and older lived with other generations, according to Pew. Read More 30 HBRA of Fairfield County | JUNE 2017
