NAHB Honors Stephen Gidley as the 2015 CGR of the Year Stephen C. Gidley, CAPS, CGB, CGP, CGR, GMB an awardwinning builder and remodeler in Fairfield County, Conn., has been named the 2015 Certified Graduate Remodeler (CGR) of the Year by the National Association of Home Builders. We asked Stephen his thoughts on this prestigious award. On January 18th, 2016 I received the prestigious NAHB 2015 CGR Designee of the year award in Las Vegas, Nevada at the international Builders show (IBS). In 1993 I achieved my Certified Graduate Remodeler (CGR designation from the Hartford, Connecticut Chapter of the NAHB. Since then I have achieved graduate certification in the Certified Aging In Place (CAPS), Certified Green Professional (CGP) and in the Certified Graduate Builder (CGB), and in 1999 I achieved Graduate Master Builder (GMB) all within the past (23) years. The significance of these professional certifications and designations lies in the important fact that they distinguish us from our competition. In other words, Classroom education can be put into practical application in the field. This ability gives the holder of the designations a distinct advantage in the fiercely competitive home improvement and remodeling industry; by creating a better brand name and educating prospective clients to the benefits of hiring a Certified Remodeler to alter or remodel their homes. Through education and hands on experience we employ the best industry practices and implement the best building science technologies which are learned in the classroom. The end result is a superior Construction project and very satisfied client. In conclusion, I strongly recommend all remodelers who already differentiate themselves as members of the HBRA further elevate their professional identity through taking courses offered by the NAHB itself (www.nahb.org/education) or the local chapter. By doing this sales will increase, businesses will grow and the overall good reputation of the building and remodeling industry will be elevated. February 2016 | HBRA of Fairfield County | 7

2016 HBRA Legislative Agenda The residential construction industry in Connecticut continues to face a very slow market for new single family homes and a regulatory and tax environment that depresses new home construction. Despite being burdened by numerous specific issues, however, we are not at this time proposing corrective legislation in 2016. Rather, we anticipate – unfortunately – that we will have to mount extensive defensive efforts to defeat legislation that would make it even worse for the housing industry. These defensive efforts may have to be applied to the following possible legislation: • A repeat of labor bills that will add more costs to businesses and make it more difficult or expensive to hire employees; • Mandated radon mitigation construction practices in all new homes; • Mandated fire sprinkler installation in all new 1&2 family homes; • Home improvement contractor licensing that will not help consumers; WE CAN HELP TURN THINGS AROUND! But we need gov’t to recognize that CT’s business regulations, land use approval processes and tax & fee policies severely constrain new home production. 18 | HBRA of Fairfield County |February 2016 • Changes to how storm water is regulated on construction sites or gravel and stone mining operations; • Municipally-sought changes to the land use performance bond/financial guarantee improvements we obtained in 2012; and • Adverse tax changes. These and potentially many more bills that add more regulations, fees and taxes and make it harder to survive as small business people in Connecticut should never get out of the gate. Yet, history guides us. We know many bad business bills will have public hearings, and many will be passed by committees. For some, it will be a fight to the end of the session, sending yet another message to the business community that CT is not a friendly place to establish or continue a business. In short, it’s difficult to go on offense when you can’t get your defense off the field. Our basic message to legislators is, please stop trying to fix things, stop getting in our way. Let builders build CT’s economy, communities and better lives for all. Pay attention to the economic and job growth benefits of building homes and set the conditions that allow us to build freely without interference and with only reasonable regulations and codes. Builder News Labor is Top Challenge for Builders NAHB | February 8, 2016 Topping the list of problems builders faced in 2015 and expect to face in 2016 is the Cost/Availability of Labor, an issue for 76% of builders who expect it to increase in 2016 and which has increased in importance the past three years. In 2013, 53% of builders rated labor as a significant problem, followed by 61% in 2014 and 71% in 2015. An expected skilled labor shortage can constrain an improving housing market. Read more Features Most Likely to Show up in Typical Single-family Home in 2016 NAHB | February 2, 2016 • Walk-in closet in the master bedroom (avg. rating 4.9) • Laundry room (4.8) • Great room (4.7) On the other hand, builders reported the following features as the least likely to appear in homes in 2016: • Cork flooring in the living areas of the main level (1.3) Successful businesses stay on top of what their competitors are doing. For home builders, this involves knowing what features other builders are putting in their new homes. In December 2015, a nationwide survey asked builders about the likelihood that a number of features would be included in the typical single-family home they will build in 2016. Using a scale from 1 to 5, where 1 meant not at all likely to be included in typical home and 5 meant very likely, builders reported the following as the most likely features to show up in the typical 2016 home: 20 | HBRA of Fairfield County | February 2016 • Pet washing station (1.6) • Laminate countertops in the kitchen (1.7) • Outdoor kitchen (1.9) Two-story spaces (family room and foyer) also seem to be unlikely features, as well as an outdoor fireplace, a sunroom and a media room.

Builder News Builders & Developers Turn to Propane Pete “Propane Pete” Battaglio | HBRA of Fairfield County Member Builders and Developers are turning to propane in the creation of new homes due to its dependability and efficiency in today’s construction. Did you know that if you had a conventional oil furnace you would be limited to heat & hotwater? All of your other needs, cooking & drying would be supplied by electricity, which can be costly depending on location. With propane gas you can add the other necessities and leave the lights to the electric company. With propane running your furnace, there is no need for the frequent cleanings that oil demands. Propane gas is CLEAN BURNING and easier on the homeowners wallet. In addition propane has an efficiency rate of 96% over oil’s 85%. Clean burning, efficient and cost effective makes propane the best choice for the future of home energy.
