MESSAGE FROM THE EXECUTIVE OFFICER Dear HBRA Members, T he inaugural Luxury Home Tour was a grand success! Even with the weather not cooperating with us on Saturday we had visitors at all of the homes. Sunday was a beautiful day with many more touring these four fabulous homes. I have thanked the builders who stepped up to be part of this tour many times, but I need to thank them again for understanding the vision and opportunity this weekend event provided. So once again, Arnold, Ken, Tim, and Luigi – THANK YOU! I would also be remiss in not thanking Jim and Doron again as well for opening their home for the Kick Off event. I cannot imagine the evening being any better than what we experienced. We were privileged to enjoy your absolutely stunning estate, home, and pool house. THANK YOU! What a great evening at Connecticut Stone on April 5th! Tyra Dellacroce and her staff hosted our largest General Membership Meeting to date. The food, drink, raffles – all I can say is WOW and a BIG thank you! Be sure to check out the photos on page 16. The May 3rd General Membership meeting is sure to sell out. Clarke Showrooms once again is hosting the Building Official of the Year event in South Norwalk. This is a limited seating event so if you haven’t registered yet do so quickly. A new education series is being offered through one of our members - Sandler Training. The first class is April 28th but you can still sign up for the May 12 & 24th classes. VIP KICK OFF A Spectacular Evening at the 13 acre-estate of Sound Beach Partners Doron Sabag and Jim Hoffman location or a bettWe couldn’t have asked for a more exceptional er evening for the Kick-off of the 2017 Luxury Home Tour. Jim Hoffman and Doron Sabag graciously opened their Greenwich estate and pool house to over 100 guests to celebrate the launch of the tour while also raising money for PSC Partners Seeking a Cure. Guests enjoyed a delicious array of appetizers and desserts from David’s Soundview Catering. A wine tasting featured ONE HOPE Wines, a cause-centric winery that is making a social impact by donating 50% of their profits to partnered causes. And a special tasting of the new RIPE bar juices from FreshBev. Each guest also received a Luxury Home Tour tote, the official guidebook, a ticket to the 8 | HBRA of Fairfield County | APRIL 2017 weekend tour, and the April issue of CTC&G featuring the four homes on the tour. Craig Wiele spoke to the group about the PSC Partners Seeking a Cure, a volunteer organization that provides primary sclerosing cholangitis (PSC) patients and their caregivers education and support and to raise funds to research the origins and a cure for the disease. Donating to this organization was special cause for the HBRA as one of our member’s granddaughter’s is living with this disease. Jeff Vangele of Wells Fargo, also spoke to the group on current programs offered to builders and potential homeowners. T he first annual Luxury Home Tour was a great success with over 140 unique visitors toured four of the most beautifully crafted and decorated spec homes in Darien and Greenwich. Although a light rain fell on Saturday, crowds still turned out at to meet the builders and explore these multimillion dollar, beautifully staged homes. Over $4,000 was raised for charity from ticket sales and donations. The tour featured the sprawling colonial built by Doherty & DeLeo, listed at $5.6 million, that featured a two-story foyer, formal living & dining rooms, gourmet kitchen open to the great room, 5 fireplaces, extensive built-in cabinetry, an elevator, a heated pool with spa, smart house technology, and a 3-car heated garage, all just minutes from Pear Tree Beach and downtown Darien. In Riverside, at $6.5 million, the timeless stone and clapboard colonial built by Argus Development in collaboration with Mockler Taylor Architects and Rutherford Landscape Architects designed to blend with the mature streetscape of Meadow Road. This beautiful six bedroom home featured an elegant living room with a wet bar, oak paneled study and spectacular open concept kitchen/family room, with an expansive lower level offering a temperature controlled wine cellar, playroom, second laundry and private exercise room. In Old Greenwich, a spectacular new FEMA compliant construction from Karo Associates listed at $5.25 million, with waterfront views on three sides built to take full advantage of its highly coveted location. HBRA Member News I t was barbecue night at the April General Membership Meeting held at Connecticut Stone’s Stamford location. Over 160 members and guests attended the event that offered an exceptional catered menu from Dinosaur Barbecue. Throughout the evening attendees visited various demonstrations and learned more about Connecticut Stone and their suppliers. The evening was capped with raffles that include a fire pit, patio stone, wine baskets and gift cards. The membership raffle name picked that evening was not in attendance. MEMBER NEWS Murphy Brothers Among New York SmartCEO 2017 Fast-Growth Companies New York SmartCEO recently honored Sean and Chris Murphy, co-owners of Murphy Brothers Contracting among its “Fast-Growth Companies” at the 2017 Future 50 Awards Ceremony. BUILDER NEWS Survey: Demand for outdoor kitchens heats up D ive Brief: Architects have reported an increase in demand for outdoor kitchens, according to the American Institute of Architects’ Home Design Trends Survey for the fourth quarter of 2016. The survey of architecture firms found that the most popular kitchen features were a computer area or charging station (42% of firms reporting such work in 2016 compared to 49% in 2015), under-counter appliances (38% in 2016 and 33% in 2015), larger pantry space (34% in 2016 and 2015) and high-end appliances (31% in 2016 and 39% in 2015). Additions and alterations were the most popular construction activities last year (54% in 2016 and 61% in 2015), followed by kitchen and bath remodels (51% in 2016 and 54% in 2015). Dive Insight: Home renovations remain a popular choice as rising home prices and persisting inventory shortages dissuade prospective buyers from entering the market or trading up. While homeowners are indeed more optimistic about selling — with 69% in the first 30 | HBRA of Fairfield County | APRIL 2017 quarter saying it was a good time to do so, according to the National Association of Realtors — not enough owners are putting their properties on the market to provide the supply needed to meet demand at these typically lower price points. Instead, many homeowners are finding new ways to add value to their existing homes. According to AIA Chief Economist Kermit Baker, this trend is apparent in the rise in popularity of outdoor kitchens. With interior kitchens functioning as the hub of the home, Baker said, homeowners are trying to replicate that space outdoors and bring some of the related activity with it. The AIA study comes on the heels of a January report by Houzz that found U.S. kitchens are getting bigger and more modern in style, with more than onethird of respondents saying they were increasing their kitchen’s footprint. In another recent report, Remodeling magazine found that general home remodeling will return of 64.3% of a homeowner’s initial investment upon resale, with a major mid-range kitchen remodel recovering 65.3%. Today, there are more photographic images taken in a single hour than were shot in all of the 1800s, many of them on Instagram, owned by Facebook, which employs just under 18,000. What this case is an example of is how technology may generate wealth and productivity in America in broad strokes on the one hand, but when it comes down to specific places and specific worker groups, they’re worse off than they were. Now, a positive jobs report this past Friday--235,000 jobs created in February, and a lower unemployment rate of 4.7%-- carries with it four key meaningful areas of interest for home builders and developers at present: household wage growth, consumer confidence, good job concentration, and interest rate increases. Let’s take a look at them, shall we? Wage and income growth: Calculated Risk blogger Bill McBride explains that household wage growth is trending upward, as evidenced in Friday’s jobs report. Here, McBride looks at earnings growth, employment to population ratio improvement, and declines in both part-time-for-economic-reasons and unemployed for more than 26 weeks groups. Searchable listings on websites like Redfin, Trulia and Zillow have helped to modernize the homesales process by giving buyers a look at what properties are available in their community of choice from anywhere with internet access. According to a recent survey by the National Association of Realtors, 95% of homebuyers used the internet as part of their home search last year. When narrowed to just millennials, that figure jumps to 99%. Mobile is also catching on, with 58% of millennials and 46% of Gen-Xers using a device such as a smartphone or tablet to find their home.
